Do You Really Need a Pest Control Contract? Why We Don't Require One

If you’ve ever called a big pest control company, you’ve probably hit the same wall: before they’ll treat your home, they want you to sign a 12-month (or longer) contract with an early-termination fee. It’s so common that most people assume it’s just how pest control works.

It isn’t. Here’s how recurring pest control actually works, when ongoing service genuinely makes sense, and why we made the decision to keep ours month-to-month with no long-term contract.

Why recurring pest control exists

First, the honest part: ongoing service is real, and for a lot of homes it’s worth it. Most pests are seasonal and persistent — ants trail in every spring, spiders settle into eaves, rodents look for shelter in the fall. A single treatment knocks down what’s there now, but it doesn’t stop the next wave.

Recurring service (typically monthly or bi-monthly) keeps a protective barrier in place year-round and catches new activity before it becomes an infestation. For most Kern County homes, that’s the difference between “handled” and “back again in six weeks.”

So what’s the problem with contracts?

The issue isn’t recurring service — it’s the long-term contract wrapped around it. A multi-year agreement with a cancellation penalty mostly protects the company’s revenue. It guarantees they keep getting paid whether or not you’re happy with the work.

That setup quietly removes their incentive to earn your business each visit. If you’re locked in either way, there’s less pressure to show up on time, treat thoroughly, and make it right when something comes back.

  • Properties near open land or with a history of rodents/gophers: Ongoing protection is worth it, because new pests keep migrating in.

Either way, you should never feel pressured to sign something long-term just to get your home treated.
